The Real Estate market has been in a crazy tailspin since the inception of the 2020 Global Pandemic. Home interest rates are set to go up in 2022, increasing housing shortages, and of course, housing prices throughout the United States of America are constantly going up on a daily basis. The average price of a home from Georgia to New York falls from 300k to 700k. With that being, more people are trying to figure out where they can invest their money within the real estate market.
Now there is one area that one can invest their money into real estate, and that would be known as Real Estate Investment Trusts (REITS) Residential REITs own and manage various forms of residences and rent space in those properties to tenants. Residential REITs include REITs that specialize in apartment buildings, student housing, manufactured homes, and single-family homes. Within those market segments, some residential REITs also focus on specific geographical markets or classes of properties. People can invest in REITs via stock market platforms, such as Stash, Webull, or independent corporations such as the successful Tulsa Real Estate Fund. REITs were created by Congress in 1960 to give all individuals the opportunity to benefit from investing in income-producing real estate. REITs allow anyone to own or finance properties the same way they invest in other industries, through the purchase of stock.
Last but not least, with the inception of the Metaverse aka digital real estate, this concept is becoming more and more of a realistic phenomenon, especially for the younger generation. Now when it comes to the actual definition of the Metaverse virtual 3D world where you can socialize with friends, attend concerts in virtual reality, go shopping, or even order dinner -- all from the comfort of your home.
The metaverse itself is comprised of multiple digital platforms, each with its own currency and culture. To break it all down the metaverse is a solar system and the platforms within it are a multitude of different planets. Some of the most popular platforms for virtual real estate investors include Decentraland, The Sandbox, CryptoVoxels, and Somnium Space.
Digital real estate that is held on these various platforms is secured with very real deeds in the form of non-fungible tokens (NFTs). NFTs are a non-interchangeable unit of data stored on a blockchain, a form of digital ledger, that can be sold and traded. Types of NFT data units may be associated with digital files such as photos, videos, and audio. When one buys a piece of digital real estate, your purchase is recorded on the blockchain and the NFT is transferred to your digital wallet, the same place you store your cryptocurrency. A cryptocurrency, crypto-currency, or crypto is a digital currency designed to work as a medium of exchange through a computer network that is not reliant on any central authority, such as a government or bank, to uphold or maintain it. With cryptocurrency becoming one of the biggest investment platforms/currencies of our time, I believe more and more of the younger generations will be more inclined to invest into cryptocurrency than real estate.
Also with a click of a few buttons, KYC which means "know your customer." Which refers to a financial institution’s obligation to carry out certain identity and background checks on its clients before allowing them to utilize its product or platform. KYC's are protection measures that regulators around the world use to fight money laundering.
With the millennial and other generations moving all digital platforms and ease of movement, and of course instant gratification. It takes longer to purchase physical real estate, than actual digital real estate. So from 2022 to 2030 only time will tell if the world will hold more digital real estate owners, instead of physical real estate owners.
